Check

Land Market Value in Telangana

by Survey Number

Stamp duty is not computed on your deal price. It runs on the government's market value for that survey number, and the higher of the two prevails. Check it on IGRS before you negotiate, and the duty maths never surprises you at the sub-registrar's table.

What the government market value of land means

200–300 words

Definition

The market value, often called the basic value, is the government's per-unit rate for land in each survey number or locality, maintained by the registration department on IGRS Telangana. Stamp duty and registration fees are computed on it, or on the deal price if that is higher.

Rates differ by classification and location: agricultural land carries per-acre rates, non-agricultural and urban parcels per square yard, and the same village can hold different rates across survey numbers touching a highway versus sitting behind it.

The higher-of rule is what buyers miss. Declare a price below the government value and duty is still charged on the government value; declare above it and duty follows your price. There is no arbitrage in under-declaring, only legal exposure.

For budgeting, pull the rate early. Duty and fees on top of the deal price are a meaningful percentage, and lenders expect you to know the number.

Market value lives on IGRS Telangana, not Bhu Bharati. Searching the land records portal for it is the most common dead end on the new system.

How to check land market value in Telangana on IGRS

500–800 words

Free, no login needed, two minutes with the survey number.

Online method (IGRS)

1

Open the IGRS portal

Go to registration.telangana.gov.in and choose Market Value Search.

This is the registration department's service.

2

Choose the land type

Agricultural or non-agricultural; the rate units differ, per acre versus per square yard.

Pick wrong and the number misleads you.

3

Drill to the survey number

Select district, mandal and village, then enter the survey number.

Adjacent surveys can carry very different rates.

4

Read the rate and compute

Note the unit rate, multiply by your extent, and keep the figure for duty maths.

Compare against your negotiated price; the higher prevails.

3

Using the market value in stamp duty maths

Keep the rate record from purchase day

A deal price sitting explainably near the government rate, duty computed on the correct base, and a challan matching your own maths.

4

Common market value issues, and the fix

200–300 words

Value checks go wrong in four ways worth knowing in advance.

Wrong land type selected

Agricultural rates read against a non-agricultural parcel, or the reverse.

Fix:

re-run with the correct classification from the Pahani.

Deal far below the rate

Duty still charges on the government value, and the gap invites scrutiny.

Fix:

price honestly; under-declaration saves nothing and risks penalty.

Adjacent survey confusion

The neighbouring survey's premium rate was read as yours.

Fix:

confirm the exact survey number and LPM before computing.

Rate seems outdated

Revisions land periodically and portals can lag.

Fix:

verify at the SRO for a live transaction; carry a dated printout.

5

Why to check land market value before negotiating

200–300 words

Sellers quote prices; the state quotes values.

🔍

The gap between price and value is information

The distance between them is information: a price far above the rate needs justifying features, and far below it needs an explanation that is not a title problem in disguise.

🏦

Do the full arithmetic before you offer

Do the full arithmetic before your offer, price plus duty plus fees, because that total, not the sticker, is what competes with other parcels.

Anyone proposing to register at a figure below the government value to save you duty is proposing something that does not work arithmetically and exposes you legally. Decline.

Frequently asked questions

Where do I check Telangana land market value?

On IGRS Telangana at registration.telangana.gov.in under Market Value Search. It is not available on the Bhu Bharati land records portal.

Is stamp duty on the deal price or the value?

On whichever is higher. Declaring below the government value still attracts duty on the government value, plus scrutiny.

Do agricultural and urban land use the same rates?

No. Agricultural land is rated per acre and non-agricultural per square yard, and the search asks you to choose the type first.

Why is the neighbouring survey priced differently?

Rates are set survey by survey. Road access, land use and locality boundaries create sharp differences between adjacent numbers.

Is checking the value free?

Yes, the search is free and needs no login. For live transactions, confirm the current rate at the SRO as well.

Does the value affect my loan?

Bank valuers compare deal price and government value. A large unexplained divergence slows sanction and invites revaluation.
